NDIS Builder Specialist Disability Accommodation

What is the NDIS?

The National Disability Insurance Scheme (NDIS) provides support to people with permanent and significant disabilities.

Introduced in 2016 the NDIS was designed to assist the 14% (around 4.3 million) of Australians currently living with an extreme functional impairment and/or very high support needs.

What are SDA homes?

Specialist Disability Accommodation (SDA) refers to
accommodation for people who require specialist housing solutions, including to assist with the delivery of supports that cater for their extreme functional impairment or very high support needs. When a person is deemed to have an extreme functional impairment and/or very high support needs, SDA dwellings allow them to live more independently.

Approved SDA participants are eligible for guaranteed government funding as required under their NDIS plan. SDA funding under the NDIS will stimulate investment in the development of new high quality dwellings for use by eligible NDIS participants.

SDA Design Categories

SDA dwellings have special design requirements to meet the needs of people who have permanent and significant disabilities. All dwellings must be constructed to comply with the National Construction Code (NCC) and SDA requirements. A typical home is normally 3 – 4 bedrooms, housing 2 – 3 people with a disability and 1 carer. Different home designs are offered to suit tenants requirements, ranging from basic care to full spinal support designs.

SDA dwellings provide tenants a place to live independently, whilst still receiving the daily care they require. SDA Homes are broken into four design categories, all with individual specifications and requirements. Below are the four design categories and descriptions of how they are specifically designed to cater to the needs of the disabled tenant.

Improved Liveability

Housing that has been designed to improve 'Liveability' by incorporating a reasonable level of physical access and enhanced provision for people with sensory, intellectual or cognitive impairment.

Fully Accessible

Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment.

Robust

Housing that has been designed to incorporate a reasonable level of physical access provision and be very resilient, reducing the likelihood of reactive maintenance and reducing the risk to the participant and the community.

High Physical Support

Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment and requiring very high levels of support.

Our SDA Homes

Silkwood Homes are highly experienced in constructing SDA dwellings across all four design categories, and have a range of SDA design compliant plans available to suit most blocks.

As an approved NDIS home builder we guarantee a smooth build process from creation to completion, and will ensure that your new home is SDA compliant and meets all the necessary requirements.

As SDA home builds have more requirements and approvals than a standard home, our team makes sure we get it right every time. With an experienced land acquisitions team we choose approved blocks that cater to the NDIS requirements, providing close proximity to amenities and community facilities.

Our in-house drafting team are trained in all SDA design requirements so you can choose from our existing range of SDA approved house designs, or meet with our team to create a custom floor plan.

Out on site, our tradesmen and supervisors have completed all necessary training required to ensure your home is built correctly with care and precision.

Having an experienced and highly trained team means our builds receive the ‘As built to SDA compliance’ certification on every handover to ensure there are no delays in enrolling your home with the NDIS.

Silkwood Homes also build homes to cater for non NDIS funded participants. Whether it’s for a family or an individual. Give us a call and we will cater the design to suit your specific requirements.
