First Home Builders

Are You A First Home Buyer Builder?

Whether you’re tired of renting or simply considering building a home for investment purposes, being a first home buyer builder can be an exciting time for you. However, it can also be overwhelming as there are so many things to consider. You have to locate land, secure a home loan, draw up a design, and then get building underway. If you are finally ready to make your dream of owning your first home a reality, now is a good time to research your options.

The experience of building your first home should be easy and stress-free with little to no effort on your part. Your goal should be to find a company and team that focuses on your needs, and has the necessary experience, knowledge, and integrity to complete the job.

Why Build Your First Home?

Your first home buyer builder company will tell you that there many benefits to building a first house over buying an existing one. The most obvious reason is you get a brand-new space, complete with your choice of a floor plan, fixtures, finishes, orientation, and design.

Instead of having to spend money and time renovating to get a place close to what your ideal home looks like, you can simply bring your ideal home to life. It also means you can exactly cater to your lifestyle and budget during the process.

Considerations For Building Your First Home

Finding The Right Land

Finding the perfect land to build your first home is not always as easy as you think. There are various considerations to be made, including assessing land size, street frontage, and incline. Other aspects such as developer guidelines governing your land and home design should also be factored in.

With the right first home buyer builder company guiding you, you will have the best chance of finding the perfect piece of land in the area of your choice. Once you have found the right land, it is up to the building company you are working with to ensure the rest of the process goes smoothly and seamlessly.

Financing

Understandably, many first time homeowners find the various home loan options to be extremely overwhelming.

As a first home buyer builder, you will probably qualify for a grant. The First Home Owners Grant is a government initiative, which helps people buy or build their first home as soon as possible. It is only paid for new homes and is not awarded to more than one applicant for the same home.

Applying For The First Home Buyers Grant

Australian law states that you are expected to apply for the grant within 1 year of your home being completed; i.e. as soon as the final inspection certificate has been issued.

In some cases, this time framework can be extended. If you are applying after the application period, you or your first home buyer builder company can include a written statement explaining why there was a delay and include it with the application.

Drawing Up The Perfect Home Design

Once you have secured your land, it is time to put together the design of your dreams.

With the help of your designer, you will be able to create your dream home to suit your budget. Together you can discuss design elements, layouts, and fittings to suit your living needs. The right company will also be able to help you choose things like colour schemes and inclusions that add the finishing touches.
